Now that we’ve talked goals and financing, it’s time to take the next step and make our partnership official.
🤝 Here’s how agency works in Minnesota:
In real estate, both buyers and sellers have agents who represent their best interests. As your Buyer’s Agent, I work exclusively for you—not the seller. My role is to advocate for you, negotiate on your behalf, and help you make informed, confident decisions.
📝 Why you need a Buyer’s Representation Agreement:
It is required for buyers to have a written agreement in place before touring any property. This ensures you have professional representation from the start—and that I can legally act in your best interest throughout the process.
We’ll use an Exclusive Buyer’s Representation Agreement, which means:
✅ You’ll have one dedicated agent (that’s me!) guiding and protecting you
✅ I’ll help you find and evaluate properties—including off-market opportunities
✅ I’ll represent you in all communications and negotiations
✅ You’ll get clear, expert guidance on contracts, timelines, inspections, and more
✅ You’ll have full advocacy on your side—from first showing to final signature
This agreement doesn't lock you into buying a home—but it does make sure you’re fully supported while you search.
💼 What’s included in the Minnesota Buyer Representation Agreement?
Here are a few of the key terms:
Start and End Date: The time period I’ll represent you (typically 6 months, but flexible)
Exclusive Representation: You agree to work with me, and I agree to represent you
Compensation: How I get paid is addressed up front—often by the seller, but we’ll review all options together so there are no surprises
Duties and Responsibilities: I’m required to act with loyalty, honesty, and care—and always in your best interest
Cancellation Terms: You’re never stuck—we’ll discuss how to part ways if things change
📌 Bottom line:
This agreement protects you. It gives you a dedicated advocate and unlocks the full range of support, insight, and negotiation power you deserve. Once this is signed, we’re ready to tour homes and go on your journey to finding your happy place.
📌 With recent rule changes, you now need a signed agreement even to tour a home—make sure you’re represented from the very start.
